A pavement is a wearing surface. Its appearance and
functionality diminish over time. This aging process begins
immediately after construction even though the first changes
are impossible to see.

After a while, we begin to notice that the asphalt is not
staying black, but is turning gray. This is a chemical
oxidation process that is often referred to as aging or
age-hardening. The chemical change at the asphalt binder
makes the pavement more brittle and subject to wear and
cracking.

If preventative maintenance is not utilized and the pavement
is allowed to deteriorate, costly overlays and repairs
become one of the few remaining options. Awell-constructed
asphalt pavement seldom wears out. It is destroyed by
external factors, including:

A pavement maintenance plan usually includes pothole repair, pavement marking and sealcoating.
Sealcoating is one of the most important elements of a pavement maintenance plan because it
slows deterioration. Although improved appearance is the most noticeable enhancement from a
customer's perspective, it is merely a side benefit of sealcoating. The most important reason for
maintaining the integrity of the pavement structure is to extend its life. As the following table
illustrates, sealcoating can significantly reduce your asphalt maintenance costs over the life of the
pavement.
